You think I am talking about a pet frog, right? Oh the joy if every Atlanta pet owner lavished the family pet so much as to give it dedicated HVAC! Honestly, I’ve met many pet owners who love their pets just like a family member. And they should! The Bird clan always loved our dogs, and our rabbits. (Our rabbits received concierge vet service!).
This article will discuss the need for a FROG (Finished Room Over Garage) to have a dedicated Mini-Split HVAC unit.
In 25+ years of experience, in many hundreds of Atlanta homes, we have fixed uncomfortable FROGs with upgraded insulation and improved airflow from the existing HVAC system. Here are our traditional methods of fixing uncomfotable bonus rooms (FROGs) over a garage:
- Add a dedicated RETURN-air vent if the room doesn’t already have one.
- Improve airflow from the existing SUPPLY-air vent(s).
- Improve the kneewall insulation.
- Improve the floor insulation (very important).
- Improve the room’s ceiling insulation.
After performing all five of these measures, there are times that the room above a garage simply can’t be cooled or heated to the satisfaction of our client.
Here are some reasons why a FROG may remain uncomfortable after making airflow and insulation improvements:
- The thermostat is located in a distant room or area completely isolated from the FROG.
- Sensible heat is more than the existing cooling system can manage. (We had this issue once when our client set-up a room full of electronics for podcasting). Note: Sensible heat is the term used to describe dry heat caused by electronics.
- A large shade tree is removed, and now the garage-side of the house is bathed in sunshine.
- Change the exterior color of the house to a darker color.
- Replace an insulated garage door, with a thin, un-insulated unit. (Heat builds up inside the garage, and migrates upward into the FROG).
Mini-Split technology to the Rescue
Often, in one day, we can install a high performance, highly efficient mini split unit in your FROG, sometimes for as little as $5000, (base price, rates vary). That’s less than the traditional route we’ve used for many years.
Keep in mind, these things run on electricity. If Beau has to install a 220v outlet where you want your unit to reside, that is an extra cost. Also, for ease of installation, it’s most convenient if the head unit is installed on an exterior wall. Sometimes the head is installed in the kneewall.
With your mini-split unit, never again (so long as you have electricity) will you be too hot, or too cold, in that wonderful finished room over your garage!

Personally, I have had my Mitsubishi 12,000 btu mini-split for over seven years. I’ve only had to keep the filter clean, and once a year I use a hose to wash out the coils of the exterior unit. No other maintenance needed.
Mini Split hvac units are so efficient, and so dependable, that I’m surprised more homeowners aren’t installing them!
One Mini Split Unit Heated & Cooled this Decatur Home!
I recall a Decatur homeowner some years back, who had us completely remove all of her air ducts, and she had four mini split heads installed in perimeter rooms around her home. Those four heads were connected to one large compressor unit. It was extremely efficient! She only heated and cooled the areas of the house she was using. We performed a Georgia Power Home Energy Assessment later, and the tech from GP showed up at the house to monitor our expertise (for our re-certification) and he was just as surprised at how tight and efficient we’d gotten her home – because there were no leaky air ducts!
